This site was acquired by Lighthouse as raw land with extreme environmental constraints and geotechnical challenges. Lighthouse successfully entitled 28 lots and sold the approved development site to a national homebuilder, realizing investor returns in excess of 120% IRR.
Lighthouse maneuvered this 58-unit multi-family development through a myriad of political, engineering and entitlement challenges, including two frivolous lawsuits, and constructed this luxury apartment development through affiliate LHI. Prior to Lighthouse’s involvement, the owners had spent over 25 years in unsuccessful attempts to entitle and development this property.
Lighthouse affiliate, Seabourne Development Corp., facilitated the entitlement and approval of this 200 acre ranch, securing development rights for 684 residential units and 135,000 square feet of commercial retail space. Lighthouse Ventures’ affiliate company Lighthouse Homes, Inc., successfully brokered the bulk sale of the approved ranch in one of the largest land transactions to close in Southern California during 2010.
Seabourne Development, a Lighthouse affiliate company, was retained by the property owner to guide this 107 acre development site project through the current turbulent real estate cycle and complex legal constraints to secure approval for the development of 42 single-family homes on ½ acre lots, and the construction of 127 multi-family units.
While executives at Standard Pacific, Lighthouse’s principals overcame tremendous activist-led opposition and a planned appeal to secure all entitlements on 29 acres acquired from two property owners to create 49 one-half acre residential lots. This property was developed and marketed by Standard Pacific with individual home values approaching $2 million.
Lighthouse principals, on behalf of Standard Pacific Homes, assembled over 40 contiguous acres of ocean-view infill nursery property from seven separate property owners, and successfully entitled a community of 239 single family lots and 24 townhomes, ultimately developed by Standard Pacific as The Bay Collection.
Lighthouse analyzed multiple land holdings for the property owner and re-positioned a number of individual parcels to their highest and best use in midst of the challenging real estate market. Understanding governmental land planning and market segmentation trends were a part of the extensive analyses undertaken.
